Mediate Management Project Success Stories

  • Project: Envelope restoration at 287 Hanover Street, Boston.
    Problem: The 14-unit condominium in the North End had moisture seeping into the interior causing leaks and structural damage. The mortar was deteriorating and the wood trim, flashing, and flat shingled roof were beyond repair and needed replacing.
    Recommendation: Mediate’s project manager recommended an exterior envelope study to determine the scope of work. Subsequently, contract documents were developed, approved and put out to bid.
    Solution: Workers re-shingled the roof, re-pointed the mortar joints, cut and replaced bricks at all elevations, rebuilt the dormers and replaced the roof on the front mansard.
    Final Outcome: After a complete envelope restoration the building’s moisture infiltration issues were fully resolved.

  • Project: Envelope restoration at 121 Beach Street, Boston.
    Problem: At a 29-unit, 8-story condominium building in Boston’s historic Leather District, the EPDM rubber roof and masonry systems were failing, allowing water to cause extensive cracking and structural damage.
    Recommendation: The project manager recommended an exterior envelope study. A scope of work was determined. Subsequently, contract documents were developed, approved and put out to bid
    Solution: After it was discovered that most of the leaks were not from the roof itself, to minimize expenses the board opted to patch and preserve the roof, deferring its replacement for at least five years. The walls were completely cut and re-pointed and the steel beams were exposed and repaired where deterioration had occurred. Expansion joints were installed where required and caulking was performed on all windows. There was a cosmetic rehab of the front entry, including the replacement of the concrete steps and landing with granite. The lobby was renovated as well.
    Final Outcome: The successful envelope restoration resolved the moisture infiltration and structural issues and the useful life of the roof was extended.

  • Project: Exterior restoration of a brownstone at 31-33 Commonwealth Avenue Boston.
    Problem: The 7 unit, 5-story Back Boy building’s front façade had undergone significant patching over the past 10 years. During the summer of 2010 the project manager observed massive cracking and possible structural damage over the front entry.
    Recommendation: After Immediate safety preservation measures were taken, a building envelope consultant evaluated the front façade and determined that because of significant deterioration a full rehab was required.
    Solution: A full sound test determined 80 percent of the brownstone required repair, necessitating a complete coating, the replacement of wood in the mansard and windows and caulking and painting.
    Final Outcome: The project was completed on schedule and 8 percent under budget.

  • Project: Rehabilitation of the elevators at 65 Commonwealth Avenue, Boston.
    Problem: The passenger and service elevators in the 15 unit Back Bay condo were obsolete and continually broke down.
    Recommendation: The project manager recommended an elevator consultant to make a survey and specify improvements.
    Solution: All mechanical components of both the passenger and service elevators were repaired or replaced, including the motors, machines, controllers, wiring and selector systems. The cab of the passenger elevator was fully renovated.
    Final Outcome: The elevators were successfully modernized and the inconvenience due to breakdowns was eliminated.
